APPRAISAL
A professional appraisal will help you make a better knowledgeable decision when determining your soliciting price.
The appraiser has no vested interest in what price the house sells for, which is different than the interest of real estate agents. Our fees are not contingent upon the value your asset is evaluated, but rather they are based on our efforts to complete the appraisal. The appraiser provides an estimated market value for the property at hand.
The estimate of value is not always what is being paid for the property, but it is the best indication of the property’s value. There are always mitigating factors such as the seller’s desire to relinquish ownership of the property, urgency adjustments to an offer, or a low or high listing price. The appraised value is typically used as a guideline for lenders who don't want to loan a buyer more money than they could get back if they had to put the property on the market again.
